Carefully remove existing roof structure and beams if needed

Bag all debris and move to kerbside for pickup.

FOUNDATIONS:

(SIDE EXTENSION)

Carefully excavate existing concrete foundations.

Bag debris and move to kerbside for pickup.

Removal (skip) costs paid by customer.

Inspect existing ground.

As needed, dig out earth to 1,2 m depth and 600mm wide as per Regulations.

Arrange for inspection by Building Control.

After approval, pour new concrete foundations.

FOUNDATIONS:

(REAR EXTENSION)

Carefully remove any existing paving/concrete)

Bag debris and move to kerbside for pickup.

Removal (skip) costs paid by customer.

Inspect existing ground.

As needed, dig out earth to 1, 2 m depth and 600mm wide as per Regulations.

Arrange for inspection by Building Control.

After approval, pour new concrete foundations.

BUILD SIDE AND REAR EXTENSION:

Install New Masonry(As Discussed / Per Plans – drawings)

INTERIOR/EXTERIOR CAVITY WALLS

Lay out face brick course as per plans on all exterior walls with SMEAD DEAN bricks
Lay out block courses as per plans on all interior walls with light weight blocks

WALL TIES
Install wall ties as directed.In order to comply with the requirements of the
Build­ing Regulations (1985) the tieswill be installed and spaced as follows: 600mm horizontal spacing and 450mm vertical spacing to provide a density of 3.7 ties/m2. (or per plans)

INSULATION
Install insulation as directed. Wall to be insulated with 50mm Wallmate insulation or similar (per plans)Insulation to be installed horizontally starting at the sill plate. We will ensure that there are no cold bridges at junctions and openings.(No stapling is required because the batts fit tightly between brick skin and blocks.)

AIR VENTS / WEEP HOLES
Air vents (air bricks) to be installed per plans.
Weep holes to be installed per plans (if required)


DOORS AND WINDOWS

Make openings for doors and windows per plans. Install lintels for door openings and windows per plans (Does not include steel beams). It will be useful when laying out window and door openings if you can fashion a wood template or similar. We will request that customer sign off on window and door openings as they are completed.

INTERIOR CARPENTRY AND ROOFING: SIDE EXTENSION

FLOORING

Ground floor:

Install TYPE1 MOD harcore in floor base (50mm).

Hard back using wacker plate.

Install sand base.

Install waterproof floor membrane and lap into walls as per plans.

Arrange for building control inspection.

Pour concrete screed and install floor installation and final concrete as per plans.

First floor:

Install 6 x 6 (or other) joists set at 350mm to form new floor space

Install new plywood floor over joists

ROOFING:

Install wood beam at edge of new roof

Install new 6 x 6 (or other) joists set at 350mm to form new roof
(make opening for toilet waste stack)

Cover roof and install insulation per plans

Install roof covering

Install new lead flashing incorporated into brick walls (if requied)

Install gutter and downspout

INTERIOR CARPENTRY AND ROOFING: GARDEN EXTENSION

FLOORING

Ground floor:

Install new plywood floor over joists to form new roof floor

Install roof insulation and underlay

Install new roof (description by customer).

STEEL BEAMS:

We are able to provide the labour for the installation of new rsj beams. However, we need to discuss this with the client and the costs for this are not included at this time.

Floors

Replace ceiling

To remove ceiling , and to replace with plasterboards.

Inspect all joists.

To do one coat of skimming plaster

To make good where necessary

We will ensure that all areas are covered and dust free during this operation

Remove rubbish.

Complete Clean-up

Floors : TBC

Laminate all floors with felt and corners.

Skirting/architrade/ Doors

Install wood skirting throughout.
Install wood architrade (moulding) on both sides of  new doors.

Install new doors or inspection old doors and painitng
Install hunges, door handles, and door locks on  doors.

Painting

Complete all plastering/skimming as needed

Wall and ceiling  inspection

Wallpaper removal if needed

Repair wall, ceiling  (fill cracks) if needed

Painting  walls and  ceiling

Application of 3 coats of white emulsion (or other colour) on walls and ceilings

Paint radiators and pipes with radiators paint

Painting Woodwork:

Repair wood trim on doors and doors if needed

Painting skirting

Scrape, fill and sand if needed

Application of 2 undercoats and 2 finishing coats (gloss or satin)
