Outside house: Front house

 

Driveway :

  • Preparation of surface for paving.

  • Putting on new craze pavement
  • Installation of effluent check alongside garage if needed.
  • First, remove any turf, plants  to a depth of about 15cm (6in) to allow room for the hardcore, mortar and paving slabs. Now barrow in a 10 cm layer of hardcore. Use a rake to distribute it, and even out any bumps. The rubble will form a good solid base for the patio and will stop you, and the site, getting muddy if it rains during construction.

  • Use a wacker plate to compact and level the hardcore. Although not essential, this stops the rubble moving around while you lay the slabs, making the base solid.

  • This job will be completed according to client’s specification.

  • Fix the tiles in the porch.

  • Power-wash stone walls in the front of the house.

  • Paint front of garage, wash door with sugar soap and paint window & door at side

  • Reseal terrace and level and refit existing driveway stones

  • Repair front path to main doors from roadway

  • Replace soak drain with proper drain/grill

  • Replace fencing beside driveway

  • Remove fencing between driveway and garden replace with

gate and sink overhead cabling (fit gate to open manually –

  • Paint the gate (all the of section)

  • Create access for downpipe by meter cupboard

Back house :

  • Reseal terrace and level and refit existing driveway stones.

House

Replace carpet in the whole house

All the fitted wardrobes which are being retained need to be repainted.

Fit corner tray (shelf) in all the shower cubicles

Ground floor:

All ground floor doors are rosewood – we would like them repolished not painted

Study room 1

  • Wall and ceiling inspection

  • Wallpaper, wood removal if needed

  • Complete all plastering/skimming as needed

  • Repair wall, ceiling (fill cracks) if needed

  • Painting walls and ceiling

  • Application of 3 coats of white emulsion (or other colour) on walls and ceilings

  • Fix new skirting

Painting Woodwork:

  • Repair wood trim on doors and doors if needed

  • Painting skirting, doors , trim on doors

  • Scrape, fill and sand if needed

  • Application of 2 undercoats and 2 finishing coats (gloss ,satin, French polished)
  • Remove counter and fit cupboard with shelving inside

  • Fit shelving above meter cupboard and box in gas pipe

  • Remove old shelving and cupboard in alcoves beside fireplace and replace with new shelving

  • Replace lighting

Dining Room ( next to Sitting Room )

  • Wall and ceiling inspection

  • Wallpaper, wood removal if needed

  • Complete all plastering/skimming as needed

  • Repair wall, ceiling (fill cracks) if needed

  • Painting walls and ceiling

  • Application of 3 coats of white emulsion (or other colour) on walls and ceilings

  • Fix new skirting

Cap chimney of sitting room (not rotating to be agreed)

  • Replace windows and outside door and utility door glazed section windows (owners to supply windows)

  • Cut out door to Drawing room and supply 2 frames to take glazing sections –( to be supplied by clients)

First Floor

Study

  2. Build bookshelves beside fireplace – Build Mdf shelf – This job will be completed  according to client’s specification

Remove : old skirting, carpet, wardrobe (We didn’t request replacement of skirtings, we plan to replace carpets after you have finished. There isn’t any wardrobe to remove in this room

Water System

Comments

Regarding point a) below, we want all the baths and showers to have a powered hot and cold water flow (excepting toilets). Please ensure that if someone uses toilet or sink, person in shower doesn’t get burned.

What is the best way?

Family Bathroom

We would like to knock the wall between the bathroom and toilet and create one room with shower cubical. Block off the toilet door and bring out wall as much as possible towards the landing

  1. Fit power pump in airing cupboard (see above notes)

  2. Remove all fittings and replace (including cupboard under sink)

  3. Replace wall tiling

  4. Replace flooring

  5. Replace lighting

  6. Replace medicine cabinet door & hinge ( if it is possible enlarge the cabinet)

  7. Fit new bath with shower unit

  8. Fit under-floor heating in bath and toilet with same thermostat (It will be one under-floor system for bathroom and toilet because it will be one room)

  9. Fit towel rail ( we have to find where is the best place to situate) and remove radiator

  10. Fit vent

  11. Fit new light switch outside bathroom

  • Remove walls tiles
    Prepare interior walls for new tiling

  • Install new wall tiles

  • Remove  (tile) floor
    Prepare interior floor for new tiling
  • Install new floor tiles

  • Replace sink

Master Dressingroom

There is a Dressing Room between Master bedroom and En-suite bathroom. This room should be redecorated as well but we wish to retain fitted cupboards.

This room’s wardrobe seemed to have wallpaper on the doors (to be removed and repainted)

En-suite bathroom (Master)

Supply pipes for hot and cold water to the bath are much bigger than normal one. We want to keep this water supply. ( Very good water flow)

  1. Replace all fittings including towel rail

  2. Remove radiator

  3. Remove bidet and old sink cupboard and fit double sink unit with extended mirror above

  4. Replace flooring with under-floor heating

  5. Replace shower tiling and door and refit existing shower unit mixer with new wall fittings to be supplied by owners (flooring with tiling)

  6. Replace all mirrors & hinge

  7. Fit vent

  8. Clean & re-seal the marble

Loft

Fit drop-down loft ladder ( supply new hatch door)

  • Coving

  • Remove water thanks and connecting to the main pipe
